Restaurant tenant in Lyon faces surprise interest from renewal request date

You operate a bistro in Lyon (Vieux Lyon) under a commercial lease. When the lease renewed, you disputed the landlord's proposed rent and continued paying the old rent of €3,500/month. The landlord requested a rent determination on 15 January 2021. In June 2023, the court fixed the new rent at €4,200/month, requiring you to pay €10,800 in back rent (18 months × €700). Property manager in Marseille calculates intereest for multiple retail units

You manage a portfolio of commercial properties for an investor in Marseille (La Joliette district). One tenant's lease (a grocery store) renewed without rent agreement.
